Understanding Home Staging – Part 1

What is Home Staging?

Home Staging is the art of styling a home for the purpose of selling. The goal is to create a look and feel that will appeal to highest number of potential buyers. This type of styling is different to decorating a home to live in.

When you live in a home, the décor is designed to suit your personal taste and lifestyle. When you are selling a home, the décor needs to be attractive to a broad range of people in order to find a buyer quickly. Vendors need to make a mental shift to viewing their property as a product. This requires a level of detachment that isn’t always easy as there is usually a lot of time, money, memories and emotion invested in the places we live.

A professional Home Stager doesn’t have your emotional attachment and can view your home from the point of view of a critical buyer. They can advise on changes that will enhance the property’s best features for the target market. Suggestions may include some or all of the following:

  • Depersonalising (removal of personal items such as family photos)
  • Neutralising bold and/or dated colour schemes
  • Decluttering
  • Repairs and Cleaning
  • Off-site Storage for excess items
  • Optimal placement of your existing furniture and accessories
  • Selection and placement of rental furniture, art and accessories
  • External changes to increase street appeal

Why is Home Staging a good idea?

A well staged home allows the buyer to see it as their own home. Home stagers work to create a warm, welcoming and appealing product that enables buyers to envision the lifestyle a home can provide for them.

Whilst buyers may have set criteria they are looking for such as location and size, the decision to buy a house is an emotional one. The first impression is all important and buyers quickly decide if they like the ‘feel’ of a house. When the first impression is positive, buyers will stay longer allowing time to consider the home’s features more carefully. When the first impression is a negative one, buyers tend to do a quick walk through having already discounted the home as not the one for them.

Vacant properties also benefit from home staging. Potential buyers should not be left wondering how rooms could be furnished or whether rooms are large enough for practical purposes. Home Stagers will give each room an identity and choose furniture that is the correct scale for the size of the rooms.
